FAQ

  • What is an accredited investor?

    The SEC defines an accredited investor as someone with a net worth over $1 million, excluding primary residence (individually or with spouse or partner) or income over $200,000 (individually) or $300,000 (with spouse or partner) in each of the prior two years, and reasonably expects the same for the current year.

  • When can I expect cash flow?

    Most of our investments are value add so there will be a time period of no cash distributions until stabilization (typically 6 months), but after that we will do quarterly distributions. 

  • What is the minimum amount I can invest?

    Right now our minimum amount to invest is $100k, but we will take smaller amounts on a case by case basis.

  • What are the expected returns?

    Our minimum property goals are a 4% cash on cash return, 15% IRR, 20% annualized, 2x equity multiple in 5 years. Our goal is to exceed these numbers. Past performance is not indicative of future results and nothing is guaranteed.

  • How long are typical investments?

    A typical hold is 3-5 years.

  • What are the typical fees and costs involved?

    Typical Fees paid to the General Partner/Sponsor are:

    • Acquisition Fee: 2%
    • Disposition Fee: 1%
    • Financing Fee: 1% (of the loan amount)
    • Asset Management Fee: 2% of gross income collected
    • Lawyer, Accountant, Construction, Bank costs will all be paid through escrow or by the property. 

  • Who manages the properties?

    Oran Capital will typically hire our property management company Treewater Management as no one else can achieve the aggressive business plan. During the due diligence process we will still analyze to use any property management company and will work with any company if it’s best.

  • Is this a fund?

    Not currently. We are raising money for single investments into single properties. Check back periodically as one day we will have a fund to invest and will have more information at that time. 

  • How often are investor updates provided?

    You will receive a report every quarter highlighting the past 90 days and what is going to happen in the next 90 days. We will also provide all accounting items and you will get full transparency of every dollar accounted for. 

  • Can I get my money back before the property sells?

    This is considered an illiquid investment, so anticipate your capital to be committed throughout the property hold. If you need to sell for whatever reasons, Oran Capital will do whatever it can in getting fair market value for your shares from the current investors or new investors looking to get into a stabilized deal.
